Calidus and its principals have operated in the real estate market since 1983 and have owned and managed a $300 million office portfolio in excess of 2.5 million square feet of primarily office, throughout the Southeast. Since 2013, Calidus with its partners have closed $140 million of purpose built student housing properties and $100 million of self storage facilities.

One Memphis Place is a 205,000 sf Class B office building in downtown Memphis, TN. Calidus' principals have owned and managed this building from 2021. The property is situated in downtown Memphis and built in 1985. The building includes a parking deck, surface parking lot and a dedicated green space. It is uniquely located adjacent to the Federal, County and City courthouses. The building is 81% leased with the GSA (Federal Government) occupying 48% with Federal Bankruptcy Court (44,000 square feet through November 2027) and EEOC (19,600 square feet through September 2031) as the largest tenants. The remaining occupancy includes smaller GSA tenants and primarily law firms.

One Memphis Place

Memphis, TN

400 North Congress Ave. is a 70,000 sf Class B office building in West Palm Beach, FL. Calidus owned and managed this building from 2018 to 2020. In 2018, the building was 75% occupied primarily to The State of Florida with 4.8 years of average lease term remaining. Historically, the building was 90% occupied. Originally leased to FPL as a single tenant user, the building converted to multi tenant use in 1995 and remains an attractive location for State of Florida and commercial tenants.

West Palm Beach, FL

The Boundary is a Class A student housing complex consisting of 44 beds in Clemson, SC. The property was acquired in 2017 by Calidus and is managed by Clemson Living.  The Boundary is a premier, cottage-style student housing community less than one mile from Clemson’s downtown and campus. Each home at The Boundary boasts granite kitchen counter tops, key-less entry, spacious living, in-unit washer/dryer, front and back porch, and a wall-mounted Smart TV in the living room. All Boundary units have a four bedroom layout with attached bathrooms, and a common guest bathroom.

The Estate is a Class A student housing complex consisting of 88 beds in Clemson, SC. The property was acquired in 2017 by Calidus and is managed by Clemson Living.  The Estate in Clemson features high-end, cottage-style, student housing living less than one mile from Clemson’s downtown and campus. Each home comes standard with the very latest in upscale features and the community boasts resort style amenities for residents to enjoy. The Farm is a Class A student housing complex consisting of 105 beds in Clemson, SC. The property was acquired in 2017 by Calidus and is managed by Clemson Living.
