The process of investing in commercial real estate can be challenging. We have the experience and capacity to underwrite, structure the appropriate capital stack and close transactions efficiently.
As co-investors in each transaction we understand the importance of having "skin in the game".
We select the appropriate management and leasing team for each property. We strongly believe in hiring effective managers with excellent local knowledge in each market.
We are well experienced in reporting to large financial institutions as well as family offices and individual investors. We closely monitor property performance and regularly issue reports to our lenders and investors.
Calidus is a managing partner and operator of commercial real estate assets in the United States. Calidus and its principals have operated in the real estate market since 1983 and have owned and managed a $300 million office portfolio in excess of 2.5 million square feet of primarily office, throughout the Southeast. Since 2013, Calidus with its partners have closed $140 million of purpose built student housing properties and $100 million of self storage facilities.
AMERICAN STUDENT HOUSING PARTNERS
Calidus joint ventured with a Hedge Fund Adviser and a Pension Fund to focus on acquiring Purpose Built Student Housing projects in four southern States. This platform focuses on stabilized investment opportunities.
Calidus formed Collegium Capital, a joint venture structure with focused on acquiring Student Housing projects in the United States. This platform acquired over 5,000 beds in multiple States.
STORAGE RENTALS OF AMERICA
Calidus formed a strategic partnership with SROA to acquire existing Self Storage properties throughout the United States. This platform focuses on stabilized, as well as opportunistic investments.
